    The purpose of this position is to ensure that the real estate investment and franchise is protected to the greatest extent possible through professional, effective and prudent management of building operations’. Providing real estate support services to businesses, with premises that are cost effective, safe, productive and valued by customers as a strategic partner in their successes and by their employees.’


    Key Responsibilities:


    Managing and maintaining the 3 office locations to support the business plan.
    Providing support with developing, implementing and managing an Environmental Strategy to include as a minimum energy management and sustainable procurement.
    Line Management responsibility for direct and outsourced employees and associated overview responsibility for staffing on site.
    Assisting with completion and responsibility for control of annual budgets.
    Ensuring compliance with operating policies and procedures, Health and Environmental standards and with all related local regulations. Employing continuous improvement techniques to work towards minimising / eliminating health, safety and environmental risks to staff, clients and contractors as well as to premises and assets.
    Developing and managing a full facilities management program utilising and coordinating contracted services and vendors engaged in fabric, plant and equipment maintenance including updating and control of all requirements.
    Using planned preventative and cyclical maintenance protocols to ensure the best value for money whilst also ensuring the value of non-technology assets are maintained.
    Conducting proactive Vendor Management in line with procedures; to include maintenance of approved vendor list, tendering, awarding and monitoring of contracts and any other procurement activity related to the Asset Management function
    Management of all aspects of outsourced resources including performance measurement through the development and utilisation of Service Level Agreements and Key Performance Indicators.
    Developing, managing and maintaining a reactive maintenance facility to include remote management of a customer Service Desk including exception reporting and control. This reactive maintenance capability includes an emergency response capability.
    Project Manage small moves and building infrastructure replacement /upgrade projects.
    Responsible for obtaining all necessary building related licenses and permits.
    All other compliance requirements relating to the Asset Management function including but not limited to Risk and Control Self Assessment, Records Retention and Information Security.
    Maintenance of a Continuity Of Business plan, including updating of any specified system data and information.
    Support the Recovery Services Team Leader.
    Key Customer Liaison with businesses and tenants to facilitate all occupancy needs and requirements.
    Liaising with Building owners, Managing Agents and tenants on all aspects of Asset Management as appropriate
    Liaising with and supporting, where applicable, other functions to ensure effective project delivery and customer service
    Providing reports to regional management.

    Knowledge/Experience:


    Knowledge of local regulations and building controls authorities policies/procedures
    Knowledge of local vendors/contractors and their best practices
    Good knowledge and expertise in building systems
    Comprehensive knowledge of practical Health and Safety within the built environment
    Practical Experience of Procurement activity especially in relation to the specification of services contracts and fabric, plant and equipment replacement
    Substantial experience in buildings operations and management, preferably within a Multi-national organisation.
